The Property Market Runs on Emotion, Not Logic

This week, we've been reminded of something easy to forget.
The property market isn't driven by logic.
It's driven by emotion.
The headlines focus on interest rates, clearance rates and price movements, but when it comes time to buy a home, those things often take a back seat.
We've seen buyers stretch hundreds of thousands of dollars beyond where they intended because they fell in love with a property.
We've also seen buyers walk away from great opportunities simply because they were waiting for the "perfect" home.
Fear of missing out. Fear of overpaying. Excitement. Hesitation.
These emotions influence almost every buying decision.
The buyers who consistently make the best decisions aren't those who remove emotion altogether. That's impossible when you're buying a home.
They're the buyers who have a process that stops emotion from making the decision for them.
That's becoming more important than ever.
In today's market, two almost identical properties can achieve very different prices depending on how buyers feel about them on the day.
Recognising when emotion is creating value—or creating opportunity—is often the difference between buying well and simply buying.
